A property in Spain is a good investment

Buying a property (apartment, penthouse, townhouse, holiday house, villa, semi-detached house) in Spain is a really good investment. Investment in properties on the Costa del Sol are in high demand right now. As an investment, real estate purchases in Spain are particularly attractive now, partly because of the Danish banks’ charging of negative interest rates on cash deposits. In the past, holiday homes were bought for personal use, but today more people buy to make a profit.

Therefore, buying a property on the Costa del Sol is a good investment

If you want to invest in real estate, the Costa del Sol is one of the absolute best places, especially because of the good weather. The sun shines more than 320 days a year, so it is warm in the winter too, which makes it attractive to rent out your property all year round. The Costa del Sol has plenty to offer visitors, and golfers especially enjoy traveling to the Costa del Sol as it is possible to play golf all year round. And since there are more than 60 excellent golf courses on the Costa del Sol, all the properties in southern Spain are located close to a golf course. When is the best time to rent out?

If you rent out in July and August, you can usually cover your annual costs. By renting out on a daily and weekly basis in July and August, the rental income is often as high as the income you can get from long-term rental. As a bonus, you can use the property yourself for the rest of the year, for free. However, long-term rentals are also in high demand, making administration easier. It is possible to rent out all year round – since it is not just one high season and one low season – the professional rental companies operate with 4-6 different seasons.

Buy for rental purposes only?

Several customers choose to rent out exclusively and have invested in several properties. It can be 2-3-bedroom apartments or luxury villas with bedrooms for multiple families. If you want to invest in more homes in Spain for rental purposes only, it is recommended that you make your purchase through a holding company/limited liability company. Please notice that in that case you are not allowed to use the property yourself.

How big is the return on rent?

The return on renting out a property in Spain amounts to approx. 5-10% per annum.

Rental income tax must, of course, be paid. However, if a rental agency is responsible for reporting, the 40% rule can be applied. If this method is chosen, the first DKK 41,800 (year 2020) of the rental income (rent plus tenants’ payment for electricity, internet etc.) is tax-free, and in addition to that there is a tax-free deduction of 40%.
